For Lease > 25 Brindabella Circuit

In response to the south precinct masterplan of the Brindabella Business Park, 25 Brindabella consists of a sympathetic and thoughtful design approach to maintain quality and consistency of material found throughout the Business Park, applied to achieve a dynamic aesthetic.

Seemingly constrained, 25 Brindabella maximises its position against Pialligo Avenue and a nearby remnant creek bed, to reinforce its stature as one of the park’s showpiece designs, promoting the park’s use through large transparent façades that expose the activity within and aids in softening the development’s envelope towards the surrounding greenacre sites. The unobstructed glazing to the south pierced by ledged floor plates increases natural light penetration and frames views out over Pialligo Avenue to the wetlands.

Access to the building is defined through the use of a striking angled column, providing a direct visual connection between 25 Brindabella and adjacent buildings. The service core is separated from the main building floor plates to allow maximum flexibility for tenancy fitout, and also creates a natural transition point between the office space and the external environment of the business park. Entry through the service core brings you into a double-height volume with full view of the refined detailing of the main communication stair. This visual link is paramount in encouraging users to make use of the main stair in lieu of the lifts.

As is typical within Brindabella Business Park, 25 Brindabella makes use of several environmental initiatives. Most apparent of these environmental features are the perforated sunshading devices that are located to the western elevation, which reduce the heat loading on the building, and provide a dominant external feature to the building façade adjacent to Pialligo Avenue. Through the inclusion of shower facilities, occupants are encouraged to ride to work and make use of the communal recreational ovals. Bike storage is in close proximity to the building. 25 Brindabella also utilises several rainwater tanks with a combined capacity in excess of 30,000 litres that is used for irrigation and roof mounted solar for hot-water heating. A terminus for main bus routes is also located nearby, promoting the use of public transport.

25 Brindabella reinforces the language of the surrounding buildings, providing visual and suggestive connections through the adaption of detailing, and the orientation of building elements including the servicing pod. The strong verticality of the external façades aid in containing views within the pedestrian spine zone, and provide view focal points along the servicing routes. These are counter-balanced by sharp, striking balconies and elegant sunshade devices skirting Pialligo Avenue
